 Looking for a new home to rent in Edinburgh? We know how competitive the rental market can be—and how stressful it can feel. That’s why we’ve designed our rental process to be simple, efficient, and supportive from start to finish.  

Step-by-step guide for tenants 

Browse our available properties and book a viewing at a time that suits you—evenings included. We work around your schedule to help you find your perfect home.

All our tenancies are set up using the Private Residential Tenancy (PRT) agreement. Once you’ve viewed and chosen a property, and notified us, you’ll be asked to pass our referencing checks through Goodlord.

We use the Goodlord referencing system to make verify all of our tenants. There is an option to get assistance from within the Goodlord platform and we will help if needed during this referencing stage.

Once you have passed your referencing on your chosen property and the landlord has accepted your application then you will be able to pay your deposit to take the property off the market. All deposits are held with Safe Deposit Scotland.

 

 

Once your application is approved and your deposit has been paid you’ll receive your lease & legal pack via email. It’s quick and easy to sign digitally, and we’ll also provide access to all required Statutory Notes for your reference.

Your first rent payment must reach us no later than the day before your lease starts, so please allow time for your bank transfer to clear. Monthly rent thereafter is paid by standing order—we’ll provide the mandate form to set this up.

We use Payprop for tenant rental payments, and you will receive details to log into your personal portal to view any upcoming payments, invoices, receipts, etc.

With all paperwork and payments completed, you’re ready to move in. No need to collect keys or come to the office—head straight to your new home where one of our property managers will meet you to complete the check-in and explain how everything works.

An inventory will be provided, giving you a clear record of the property condition at move-in.
